Builders LLC employs the individuals who work on behalf of the NCRC Housing Rehab Fund, LLC.POSITION SUMMARY:The Sales and Closings Director (SCD) is responsible for developing and executing an overall strategy that drives profitable sales, positive homebuyer experiences, and mission impact metrics.
S/he will oversee the staff on the sales and closings team and ensure appropriate workload management, performance and professional development. The SCD will collaborate closely with the Acquisition and CFO/Finance divisions, as well as the Marketing Director.The ideal candidate will be an energetic, critical-thinker and problem-solver with proven real estate sales and closings experience and, preferably, real estate law experience. If you enjoy mentoring staff and managing/improving sales performance, this may be the job for you.This position reports directly to the Chief Operating Officer (COO).
Due to COVID-19, all employees are working remote through the duration of 2020.WHAT WILL BE EXPECTED OF YOU:Sales and Closings Implement and manage the Fund's sales strategy of single-family properties in all markets to meet company's sales targets. Oversee sales and closings for both the rehab and the ground-up division per joint venture agreements. Assure that ROI is maximized and issues impacting valuation are minimized.
Following completion of the due diligence period and execution of a hard contract by the Acquisitions team, facilitate the closing process for new purchases (acquisitions) in close coordination with the Acquisition team. Promptly identify any closing issues and make recommendations to the VP of Acquisitions for resolution. Overall responsibility for real estate transaction management, particularly around legal and administrative components, including title, compliance with state laws (working with local counsel where appropriate) and compliance with all investor requirements.
Supervise staff on Sales and Closing team, including but not limited to: Sales Manager and Closing Manager. Set performance expectations, conduct regular one-on-one review meetings and provide effective documentation and feedback to support their success. Overall responsibility for ensuring depth, breadth and quality of realtor network and managing those relationships on the sales (dispositions) side.
Negotiate listing agreements with listing brokers; monitor compliance with all listing agreements. Assure that realtors/brokers are performing effectively - homes showings, provision of ARVs/Comps and feedback from potential buyers. Oversee the terms of the listing agreements by region; implement a reporting system to obtain weekly updates from all brokers in each region; monitor brokers' performance and resolve performance issues as they arise.
