Reporting directly to the VP of Sales and Marketing, the Sales Manager is responsible for departmental sales training and administration, contract generation, escalated homeowner communication, and buyer satisfaction. They enforce sales procedures and help to ensure protocols are understood and followed by all New Home Consultants. They are tasked with ensuring compliance with Company policies, Realtor®'s Code of Ethics, and state real estate laws, rules, and regulations.


Primary Objectives

  • Implement Company Mission, Vision, and Core Principles.
  • Assists in hiring and administering an adequate sales force to meet company goals.
  • Establish expectations, supervise, monitor, and hold employees accountable to their job performance scorecard.
  • Assists the VP of Sales and Marketing in all sales-related items.
  • Create, document, and standardize the internal process for the sales team.
  • Problem solve escalated homeowner issues.

Regular Work Activities

  • Assists and guides New Home Consultants with sales techniques to achieve maximum sales and satisfied homeowners.
  • Be in the field 3-4 days a week checking for compliance with signage and landscaping presentation requirements.
  • Walks spec/under-production homes and model homes to ensure cleanliness.
  • Roleplaying with agents to fine-tune sales tactics.
  • Responsible for assisting the Closing Coordinator with tracking sales, closings, and issuance of weekly, monthly, and quarterly sales reports.
  • Reviews and monitors New Home Consultant’s paperwork to ensure accuracy and compliance with all company guidelines and state regulations.
  • Manages New Home Consultant CRM and follow-up.
  • Responsible to ensure that all New Home Consultants coordinate regularly with other field and office associates to ensure timely closings and satisfied homeowners.
  • Responsible for controlling incentive costs to preserve margins.
  • Coordinates as needed with other department associates regarding the closing process, construction schedules, model maintenance, customer care, and homeowner scheduling of events.
  • Assists the Marketing department with advertising and promotional needs.
  • Monitors market trends and competition studies were done by the New Home Consultant.
  • Ensures that the New Home Consultant has completed and turned in a weekly community report and a monthly competition report.
  • Assist in planning and coordinating special sales functions.
  • Attend all community review meetings.
  • Lead weekly sales meetings and direct report one-on-one meetings.
  • Assists in all aspects of Model Home openings as instructed.

 Supervisory Responsibilities

  • Address sales associate personnel issues, including disciplinary actions, with the VP of Sales and Marketing.
  • Assist in training New Home Sales Consultants in increasing conversion percentages.
  • Assist the VP of Sales and Marketing in problem-solving all closing issues between all parties, i.e. Closing Coordinator, New Home Consultants, Realtors®, lenders, title companies, closing attorneys, Closing Coordinator, customers, and/or homeowners along with any other Company employees.
  • Attend all special promotional events for communities.
  • Help to implement sales goals and training programs as needed to meet company goals.


Minimum Qualifications

  • North Carolina Real Estate license in Good Standing
  • New Home Sales experience
  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills. Ability to meet deadlines while maintaining a professional attitude
  • Must be able to deal effectively with confrontational situations and maintain objectivity in associate, public relations, and homeowners
  • Possess and exercise mature judgment. Must be resourceful and present a professional public image
  • Must have the ability to meet deadlines while maintaining a professional attitude
  • Strong work ethic; loyal; trustworthiness; and being a team player is a must
  • Requires resourcefulness, patience, and clarity
  • Strong Management and motivational skills
  • Diplomacy and good public presence

Preferred Qualifications

  • BA degree preferred
  • Minimum of 2 years in residential sales, sales management, and/or real estate or management-related industries
  • Advanced computer applications, specifically Microsoft Office, Lasso, Hyphen, Buildertrend
