My client's portfolio includes properties throughout the U.S which allows us to offer diverse, strategic, tax-incentivized investments to our partners, creating the highest potential for cash flow and sustainable passive income.
We invest in properties with strong economic markets with focus on U.S. markets with strong population and employment growth in order to offer our investors opportunities that will generate consistent cash flow and long term appreciation.
They are looking for a property management expert who can help build up a property management department. They usually hold 13-15 properties with the majority being in Georgia, S. Carolina, and N. Carolina so that is where this person will need to reside. Preferably someone near an airport.
Director of Operations/ Operations Manager
Responsibilities:• Supervise preparation of a variety of analyses, statements and reports for management and equity and debt capital partners.• Develop and maintain overall project budgets and schedules.• Negotiate joint venture transactions with co-general partners and limited partners while assisting in document preparation and transaction structuring with equity and debt capital partners.• Assist with management/training responsibilities for the Associate and Analyst-level support staff.• Develop and implement annual asset level strategic plans, including hold/sell analysis.• Lead the research, analysis, and execution of asset level strategic initiatives.• Engage and direct property managers in development of operating budgets including capital and leasing plans.• Oversee property level operating activities including supervision of third-party property managers and leasing agents.• Establish leasing objectives/guidelines, provide oversight of revenue management system/strategy, manage lease process as needed for assets and prepare execution recommendations.• Oversee and direct the completion of quarterly valuations and cash flow forecasts.• Assist in economic underwriting and due diligence for wholly owned acquisitions and transition of acquisitions to Asset Management.• Direct and manage the internal process of obtaining investment committee approval of all dispositions.• Execute financing and disposition transactions to support project goals and objectives and to achieve realizations of portfolio investments in coordination with internal and external capital markets professionals.• Review financial reports to monitor performance and achieve investment objectives.• Prepare quarterly reporting for sponsored investment vehicles and institutional limited partners.
Qualifications• 10+ years of Real Estate experience; candidate should have extensive experience creating and manipulating complex financial models and underwriting commercial real estate properties and projects.• Experience managing all day-to-day tasks on the execution side of all projects and undertakings, including but not limited to acquisitions, development, asset management, contract/lease negotiation, equity capital markets and debt capital markets.• Development experience leading a multi-functional project team through all phases of the development process including planning, entitlements, design, and construction.• Proven ability to manage and lead junior staff members, create a positive work environment, and further the company's innovative, collaborative, and open culture.• Analytical thinker and self-starter who can make swift decisions, adapt to changes and deliver results.• Communication skills to convey complex information succinctly and anticipate and resolve issues/problems on a proactive basis.• Interpersonal skills with an ability to interact with external and internal clients required.• Willingness to travel.
Compensation is competitive and based on experience
