About the Position

Position is primarily responsible for performing general building and equipment repair work. In addition, employee shall perform preventive maintenance on all stationary and movable equipment within the building, and any that may be used outside.

Job Duties

• Performs regularly scheduled inspections and maintenance on HVAC equipment.

• Diagnoses mechanical and electrical malfunctions associated with fans, pumps, compressors, motors, drive systems, valves, louvers, gas burners, etc.

• Able to replace and install new refrigeration compressors, fans, motors, louvers, coils, valves in accordance with industry standards.

• Ability to run low- and high-pressure refrigerant liquid lines.

• Modifies and/or extends existing ductwork to improve air distribution system performance.

• Responds to service calls as assigned to include plumbing, electrical and general handyman duties.

Job Requirements

• Five years experience in maintenance in the areas of HVAC, plumbing and electrical required.

• Must have verifiable training in HVAC and boiler control.

• Must be generally familiar with gasoline and electrical motors, electrical wiring, heating equipment, plumbing and refrigeration equipment.

• Must have some “handyman” knowledge of the requirements for repairing furniture, fixing pictures, repairing blinds, and similar projects.

• Must possess the ability to make independent decisions when circumstances warrant such an action.

• Must possess the ability to deal tactfully with personnel, residents, and visitors.
