Job Description POSITION PURPOSE The Maintenance Specialist II is responsible for all Goodwill of DE & DE County locations and oversight of all maintenance vendors used. The Maintenance Specialist II is responsible to oversee a preventative maintenance program, provide direct oversight of construction/renovation projects, and make recommendations for improvements to the Facilities Manager. The Maintenance Specialist II is a member of the Management Support Team. ESSENTIAL FUNCTIONS AND BASIC DUTIES 1. Follow safety policies and procedures ensuring maximum security and protection of all customers and company assets. 2. Coordinate service and maintenance requirements with building landlords and/or members of leadership team. Provide liaison support between contractor and Goodwill by working directly with construction project foremen from project commencement to completion. 3. Maintain the work order database and prioritize maintenance work orders via phone and management requests. 4. Assist the organization in maintaining compliance with appropriate facility standards in federal, state and local regulation, including CARF and OSHA requirements. Maintain compliance with all applicable codes, regulation and insurance requirements. 5. Perform routine painting, plumbing, electrical, building, removal, remodeling, and other related maintenance activities 6. Remove debris, clean and maintain appropriate work and parking areas. Maintain lawn, landscaping and facility grounds. 7. Perform preventive maintenance where possible on company machinery and facilities and maintain documentation on repairs. 8. Responsible to perform repairs (such as painting, carpentry work, light electrical, etc.) on machinery, equipment or other company property as needed at all locations. Responsible to instruct staff in the proper care and use of property and equipment. 9. Able to use, and inventory, common hand and power tools such as screwdrivers, saws, drills, wrenches, and hammers. 10. Keep work area neat, clean, organized and safe by performing housekeeping duties including, but not limited to: cleaning and straightening given areas and sweeping, moping and dusting. 11. Perform typical duties, which include; troubleshooting, fixing faulty equipment, working on plumbing and unclogging drains. 12. Responsible for department credit and fuel cards, and all receipts related to purchases made with these company cards. 13. Attend meetings, training sessions and committee\team activities as required. Responsible for training new maintenance team members. 14. Ability to work various hours/days as the business needs dictate. 15. Maintain company vehicle log, cleanliness, safety, and upkeep of said vehicle. Safely secure, travel and transfer large ladders to vehicle ladder rack 16. All other duties as assigned EDUCATION/EXPERIENCE : High school diploma or GED equivalent. One-year certificate from college or technical school preferred. 3-5 years experience in building maintenance related service, or equivalent combination of education and experience. Must have the ability to pass Microsoft Office Skills Assessment.
Must have a valid driver’s license . Ability to be a self starter with excellent oral and written communication skills and be able to work independently, exercising judgment and initiative with minimal supervision. To ensure safe working conditions, personal protection equipment (PPE) required for this position includes: hand protection; eye protection when handling material. Employee is regularly required to work on light fixtures and ceiling tiles on a 12-14 foot ladder. PHYSICAL ACTIVITIES AND REQUIREMENTS: FINGER DEXTERITY: The ability to make fast, simple, repeated movements of the fingers, hands and wrists. TALKING: Talking to others to convey information effectively. Check in and out upon each store visit, with store manager or assistant manager. AVERAGE VISUAL ABILIITES: The ability to see details at close range (within a few feet of the observer). Specific vision abilities required by this job include close vision, distance vision, color, vision, peripheral vision, depth perception and the ability to adjust focus. The employee is regularly required to stoop, kneel, crouch, or crawl. The employee is occasionally required to sit. The employee must frequently lift and/or move up to 50 pounds. DRIVING ABILITIES : Must possess the ability to drive distances of up to 2 hours at a time, in a safe and timely manner, obeying all DE and PA traffic laws.
