Job Description

At Facility Management Planners (FMP), we design and implement evolutionary solutions for physical and virtual convergence, allowing for workplaces to be more comfortable, sustainable, and engaging. A key service we provide is helping customers manage the lifecycle of their real estate and infrastructure assets. We are seeking a Facilities Operations Advisor to become an integral part of our team!

This position will provide facilities management advisory services, customer relationship management and project management, with a focus on the transition from construction to facilities operations and maintenance. The Facilities Operations Advisor will work closely with clients to understand their business challenges and goals and ensure that FMP’s services help them achieve their objectives.

The ideal candidate will have an eye for efficiency and the ability to assess FM operational processes, schedules, and contracts to find areas of improvement with the goal of a helping clients to create and maintain optimized and engaging spaces for their employee’s wellbeing.

We are a growing firm looking for a self-motivated person who has the ability and desire to collaborate with our team. This role will be a hybrid remote/onsite. An average of three (3) days per week will be spent in our client’s office, serving as an extension of their staff and interacting with their interdisciplinary teams. Responsibilities:

  • Develop and manage relationships with client(s), serving as the main point of contact for aligning their requirements with FMP’s services and technology.
  • Work closely with the corporate facilities and workplace team to plan and create procedures for the effectiveness of facility operations, including but not limited to the mechanical, electrical, plumbing, space design, storage and custodial needs of the building and grounds.
  • Provide technical leadership for preventive maintenance programs, outage responses, repairs, inspection programs and planned upgrades.
  • Monitor compliance with applicable building and safety codes, OSHA recommendations, state inspections, hazardous waste disposal, MSDS documentation, and other public health concerns.
  • Develop and Monitor FM Strategies and Procedures related to:
    • Asset & Inventory Management
    • Management of FCI and asset/system conditions
    • Tracking of historical records to forecast future operations and maintenance requirements
    • Troubleshooting and fault analysis
  • Develop Quality Assurance Plan, including performance measurement of the following:
    • Key Performance Indicators for the Operations and Maintenance of the facility
    • Occupant feedback and improvements
    • Environmental Compliance Plan
    • Sustainability Compliance Plan to meet LEED requirements and reporting
    • Uptime compliance Plan to ensure O&M activities maintain compliance with Uptime
  • Provide account/program oversight and leadership for all project types, including complex, multi-track projects.
  • Responsible for creating the direction and strategic vision for services and leading the project team to deliver project on time and on budget.
  • Proactively and regularly identify improvement and expansion opportunities in assigned accounts.
  • Provide subject matter expertise and lead client through decision making processes for all areas of technology deployment, including but not limited to Space Management, Property and Lease Management, Asset Management, Facilities Operations and Capital Projects.
  • Ensure full compliance with the terms of FMP’s agreement with client and manage expectation for the resulting FMP deliverables.
  • Advise on industry best practices as well as the capabilities of technology and the benefits of associated service offerings.
  • Lead consultative planning sessions with clients’ key stakeholders – typically senior management in the facilities and real estate, information technology, finance, and human resources departments.
  • Document and communicate ‘as-is’ and ‘to-be’ conditions, process, technical and staffing model solutions, Return On Investment (ROI) criteria, and Key Performance Indicators and measurement criteria.
  • Perform other project tasks as required such as training, UAT, implementation oversight, change management.

Qualifications:

  • Bachelor's degree from a four-year college or university in facilities management, engineering, architecture, construction management or any equivalent combination of education and experience.
  • Thorough knowledge of the methods, practices, and procedures of facilities maintenance and construction.
  • Curious minded and driven for success. Well organized / proactive
  • Ability to communicate with all levels of the organization and can translate operational requirements to senior-level presentations.
  • Knowledge of real estate, facility management, asset management and/or space planning is a plus.
