ONLY LOCAL APPLICANTS WILL BE CONSIDERED Responsibilities · Work successfully with architects, engineers, third party consultants, sub-contractors, building inspectors, and owner’s representatives. · Be able to manage project from start to finish and stay on budget and schedule · Obtain all permits and licenses · Bidding, budgeting and buy out of subcontractors · Negotiating and coordinating sub-contractor agreements · Oversee in person the construction site and progress · Scheduling work of trades and suppliers · Basic project reporting for management, investors, and lender · Establish and develop professional relationships with on-site staff, providing leadership to them · Develop a thorough understanding of each subcontract, drawings, and specifications · Identify constructability issues, design deficiencies, code violations, and any other issues · Develop, refine, and update project schedules to ensure all milestones are identified and tracked · Communicate schedule updates to all subcontractors and vendors · Enforce safety protocols to ensure job site consistently meets or exceeds OSHA safety standards · Review the subcontractor's daily progress of work completed and deliver daily reports to the project team · Maintain appropriate documentation throughout the project including change order logs, RFI logs, and submittal lots Scope of ServicesPre-Construction · Review plans and documents · Identify coastal committee, and City conditions of approvals · New accounts for utilities: gas, power, cable, water, sewer, sanitation + county, state regulatory · State water resources control board annual report · State water resources control board weekly monitory report plan · Coordination with the City for regulatory agencies · AQMD- coordination · WQMP - coordination · Fire Marshal – coordination · California Costal committee – coordination · Evaluate submitted bids and invite bidders when applicable · Pre-Construction meeting with design professional · Pre-Construction with main trades subcontractors · Construction safety planning · BMP- Erosion control – coordination with P.W. inspector · Traffic control study- coordinate with public works · Temporary water meter permit, if water not available · Temporary power permit · Site clearing and preparation · Identify dumping grounds for exports · Construction site logistics planning Scope of Services Construction term · Survey - site corner staking · Public works pre-grading Inspector visitation · Grading and shoring · Soils testing – continuous per soils engineer report · Temporary power poles · Universal driveway - site accessibility -crushed base import · Mobile field office delivery · Internet service · Building pad soils test · Survey – building pad certification · Survey - surface Elevation verification · Building pad inspection · Foundation excavation · Underground laterals (Plumbing – Electrical+ Ufer – Extra · Survey – form elevation certificate · Form elevation inspection · Place rebars · Rebar inspection · Foundation concrete · Phase one surface concrete · Wet/Dry utilities Building Rough + Building Finish + Onsite + Finish Offsite Finish + Final Process *(Combination of Project Manager & Superintendent Tasks)* · Evaluate and assist project safety, risks, and feasibilities · Oversea field process in relation to project goal and budget · Assist with completion, and review subcontractors’ bids · Verify compliance with regulatory agencies · Accommodate OSHA, SWPPP, WQMD inspection · Accommodate CCC and regulatory agencies inspection · Mange City job progress/permit scheduled inspections · Coordinate City, and other regulatory agencies inspections · Assist subcontractors with plans discrepancies · Submit RFIs and coordinate needed modifications A.E.C. · Evaluate A.E.C. change possibilities · Assist G.C. with changes per owners’ request · Oversea subcontractor submittals for payment · Submit change order for approval · Evaluate subcontractors dispute for payment, and workmanship · Review/approve subcontractor & suppliers pay requests · Prepares and maintains the daily work log · Coordinate Construction status with A.E. G.C. · Coordinate Deputy inspections · Coordinate structural engineer field inspections · Coordinate soils engineer progressive inspections · Office Coordination/ bank & third-party W. progress inspections · Cooperate with construction administrative functions · Oversees project finalizing and as-builts · Oversees project close-out · Coordinate and control all field activities and personnel · Develop and maintain beneficial rapport with Owner, Architect, & Local Authorities · Monitor and expedite project material deliveries as they pertain to each trade · Recruit, hire, and terminate field staff as needed · Maintain and control inventory of all company owned or operated equipment and tools · Maintain as-built (record) drawings for close-out · Maintain progress photo files · Coordinate work required for completion of punch list · Pre-construction · Review and assist with buy out when applicable · Assist in developing project strategy (general conditions, scheduling, etc.) · Assist in value engineering (find ways to save money, material, or time) · Analyze working drawings and specifications with Team · Review subcontract work scopes for omissions or discrepancies · Subcontractors · Plan, coordinate, and manage all subcontractors on your assigned projects · Conduct weekly project subcontractor coordination meetings · Review and understand full scope of each subcontract · Resolve all field problems with subcontractors and building officials · Project Scheduling · Create project scheduling as needed · Continually monitor and maintain short interval and total project schedule · Cost and Quality Control · Project Bidding · Monitor field labor and material expenditures to ensure maximum profitability · Monitor and maintain quality of installed materials and workmanship · Complete daily reports, labor reports, and accident reports in a timely manner · Job Safety · Establish, monitor, and maintain a written job safety program for each project · Conduct and complete weekly safety meetings with job-site crew · Report any hazards to Team and take steps for any corrective actions Other Requirements · Bachelor’s Degree from four-year College or University with two to three years industry experience/or equivalent combination of education and experience. · Experience managing ground up multifamily podium projects · Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel · Effectively prioritize and multi-task. · Excellent people skills. · Positive friendly attitude. · Strong working knowledge of general office equipment (computers, copiers, fax machines, scanners). · Ability to effectively communicate both orally and in writing with peers, managers and clients. · Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality. · Proactive, initiate follow-through. · Five (5) years experience as a Superintendent/ Project Manager on commercial and multifamily construction projects · Thorough knowledge of all aspects of construction industry standards, equipment, construction methods, and contracts · Proficient at reading, interpreting, and conveying to others the intent of plans and specifications · Completed OSHA safety training, CPR, and first aid courses · High School Diploma or Equivalent · A can-do attitude.
