Title: Senior Project Manager, Residential Construction

The Senior Project Manager, Residential Construction will be responsible for overseeing the development of the Project's vertical construction operations primarily high-end luxury residential construction projects as required.


Key Responsibilities

  • Full scope architectural plan development and construction management for the Developer Residential Product.
  • Coordinate with and manage the architectural and sub-consultant teams on all residential projects, managing the CD production and integration of all project participants: interior design, lighting designer, Architectural, MEP, Structural, Acoustic, internal Discovery Land operations, and all other specialty participants, etc.
  • Perform weekly meeting agenda, meeting minutes and maintain a "ball-in-court" action item list using Procore, CM's construction management software. Monitor and drive progress ensuring actionable items are resolved and progress to meet the plan development schedule.
  • Perform architectural and construction scheduling, coordinating with all participants to achieve support and drive completion dates.
  • Coordinate with Builder/Contractors on pricing, technical feasibility studies, scheduling, contract negotiation, and constructability reviews among other responsibilities.
  • Coordinate with all County departments regarding plan submittal dates, permitting requirements, responses and plan comments, and shepherd the plans through the entire permitting process.
  • Meet with the Developer and Vertical Development Manager, and any involved agencies or organizations, to review and discuss the permitting progress, and to produce inspection reports and final occupancy schedules; track all and ensure forward progress to meet Owner schedule. Communicate and document any variances.
  • Participate in the establishment and training of policies to manage the identified Builder/ Contractor(s), including:
    • Submittal, Sample and Mockups
    • Rough Order of Magnitude pricing
    • Potential Change Orders and Change Orders
    • Payment Applications
    • Lien Release Reporting
    • Insurance Reporting
    • Safety Reporting
    • Schedule Reporting
    • Weekly and Monthly Reports
    • Financial Audits and Budget/Contract Reconciliations
    • Staffing approvals and changes to staff
  • Use CM construction software (Procore) to document and archive project records, including Prime Contract, Change Orders, RFI's, Time Delays, Drawings, Observations, Punch list, Daily Logs, and all other associated construction tasks.
  • Qualification of the General Contractor's scope of work and contract value, carefully confirming that the design intent is captured in the planned execution, and that the proposed construction values and schedule align with the plans.
  • Confirm the Builder/Contractor has a strong safety plan in place, to keep the worksite safe and free from injury. Periodically review their safety records and confirm their policies are enforced.
  • Review the proposed Subcontractors, checking their work history, work-product, financial strength, bond capacity, and ability to provide the manpower and resources to meet the project schedule.
  • Participation in the regular Owner-Architect-Contractor (OAC) meetings. Monitor the Schedule and Resources, Procurement Log, Submittal Log, Requests for Information (RFI's), and Potential Change Orders, making recommendations to the Owner and Contractor for improvements and efficiencies to maintain the project schedule and meet the Owner budget.
  • Daily, weekly and monthly job site walks, monitoring and documenting construction progress and provide weekly photo reports. Provide the Owner with a third-party and objective assessment of the construction progress, and check the quality of the work, conformance with the design, and adherence to the plans and specifications.
  • Perform monthly progress reporting, which is intended to objectively qualify and quantify the work completed, and is squared up with the financial expectations. Ensure the subcontractors and contractor payments are not disproportionately distributed, which may result in an Owner overpayment or inability to cure incomplete work and installations.
  • Reviewing Shop Drawings and Submittals, and confirm integration with other dissimilar finishes and installations.
  • Quality control through construction, which includes a review of critical construction details that when combined, express a specialized attention to detail and finishes. This process ties together the hidden and observable finishes, and that the full orchestra of finishes combine to work together.
  • Other duties, as assigned and associated with the performance of construction and project management.


Qualifications:

  • Minimum ten to fifteen years working experience, preferably in both luxury residential and residential environments managing architectural teams and sub-consultants.
  • Proven experience with architectural plan development and field supervision of builders/contractors.
  • Demonstrable knowledge of CSI codes, budgeting, estimating, construction sequencing, buyout, procurement and logistics for construction projects, preferably with a minimum value of $2.0 million or higher. Experience working for or managing residential builders/contractors
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Experience working in an environment with shifting priorities, demands and timelines
  • Competency with Microsoft Office Suite: Excel, Word, Office, Smartsheets or Project.
  • Construction Management Software experience and workflows, preferably Procore.
  • Capable of working with remote teams via teleconference, and online meetings.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.

  • Ability to read and understand blueprints, draw sketches, direct Architects and Interior Designers on construction assemblies, communicate with Industry representatives and have a comprehensive understanding of construction sequencing, means and methods, permitting, inspections and close-out.
  • Capable of working at length in an office environment with heavy computer use.
  • Capable of soliciting feedback from multiple project participants and following direction.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
