The company’s full suite of services includes investment acquisition and sales, tenant representation and HQ relocations, condominium management, property management, asset management, development, leasing (office, retail, medical, industrial and underground), and construction management. We have over 100 years of proven experience in playing a major role in where millions of people go to work, shop, and live.

We are seeking a Maintenance Technician for our luxury condominium property in Kansas City, Missouri. Built in 1929, The Walnuts consists of three historic buildings offering a luxury lifestyle. It sits on the south side of Country Club Plaza and is surrounded by 10 acres of private grounds with traditional English gardens. Residences have panoramic views of the city, fine customized finishes, tall ceilings, stunning architectural detail, gleaming wood finishes, luxurious bathroom spaces, oversize windows and much more. Amenities include “white glove” care, a front doorman, business center, on-site management, a fitness facility, garage parking, party room and street level retail. The three Jacobean-style buildings sit 10 floors tall and total 210,000 SF.

The Maintenance Technicians role is to maintain the appearance and mechanical requirements of assigned facilities to ensure tenant satisfaction and will respond to tenant calls regarding emergency and maintenance issues.

Typical Duties

  • Respond to tenant/building calls, emergency issues, alarms, power outages, water/plumbing issues and other minor replacement needs and repairs.

  • Develop and implement effective preventive maintenance programs for the various systems and equipment in the building. Includes: mechanical, plumbing, fire safety, security, and landscape/ exterior.

  • Complete periodic property checks: touring property, monitoring checklist of items to inspect; locking and unlocking buildings, taking care of identified needs.

  • Pick up parts and supplies from vendors.

  • Assume additional responsibilities as assigned. Examples include: painting, tile repair, changing air filters, seasonal duties, such as snow removal, tenant signage, monitoring lawn sprinkler, plumbing, hanging pictures, banners and other. Furniture setup/tear down. Event setup/teardown.

This is a brief description of some of the duties performed as a part of the Maintenance position for The Walnuts Condominium Association:

Carrying stepladders and extension ladders

Crawling in confined areas, to include crawling over and under pipes to shut off water

valves inspect areas in crawl spaces

Shoveling snow

Changing overhead light bulbs from a ladder when needed

Change ballasts on light fixtures

Replace receptacles in light switches

Replace filters in air conditioning units

Keep maintenance area clean

Sweep/mop floors

Assist in the garage and security room

Valet park owners’ cars

Deliver packages, etc.

Give breaks to other employees

Inspect the outside property and pick up trash, as needed

Assist owners with various requests, as needed

Other general maintenance duties as assigned

All maintenance staff must be available to be on call 24/7 and may be asked to come in or stay late due to an emergency

A fair amount of walking the property is necessary.

Minimum Requirements

  • Maintain a professional attitude and appearance at all times.

  • High school diploma or equivalent minimum 3 plus years work experience in commercial office environment.

  • Valid driver's license

  • Must have working knowledge of the following:

  • Electrical – how to use a volt meter, trace electrical circuits, and replace receptacles breakers, and switches, change light bulbs and ballast.

  • Plumbing - repair/replace flush valves and faucets, unstop stools, replace wax rings, clean drains, garbage disposals.

  • General - repair/replace door closures, general carpentry (building shelves work benches) and painting

  • Ability to life heavy items (50lb+), walk extensively, and drive a vehicle to other locations as needed.
