Role and Responsibilities
The Project Manager will be the Team Lead for every project assigned to them. They will be responsible for all client interactions, budget control, and leading all Superintendents on the respective projects. The Project Manager will be responsible for:
· Overall Project Success
· Budget Management / Budget Control - Profit / Loss
· Writing Subcontracts /Change Orders / Negotiating Costs with Subcontractors & Clients
· Submittals: Collection, review, and submission – Also release of all materials in a timely fashion
· Coordination with Property Management and onsite Client Representatives as required
· Building and managing overall project schedule and leading team to meet contractual obligations
· Holding/Managing all Client facing meetings
· Developing and submitting all RFIs, Change Orders, Value Engineering, Invoices
· Project Manager Reports directly to President
· Communicate and coordinate directly with Client, Subcontractors, Vendors, all design engineers
· Motivating the Subcontractors / Superintendents to outperform the client’s expectations
· Pushing the construction schedule to try and beat delivery dates
In addition to the responsibilities listed above the Project Manager will be responsible for:
· Manage and Maintain Each individual project within Procore to include:
· Drawings Management / Maintaining the most up to date plans are shared with the team
· Collection & Distribution of all RFIs, Changes, Documents, and project information
· Maintaining an accurate budget of all costs, invoicing all clients, and collecting all payments
· Mentoring and managing Assistant Project Managers assigned to them
· Buyout of any item not purchased by Estimating / Purchasing
· Client Management / Project Development / Business Development
Qualifications and Education Requirements
2+ Years as full time Project Manager / 4+ Years as Assistant Project Manager
Proficient with Reading and Understanding Construction Documents
Capable of organizing and leading a team
2/4 Year degree in Architectural Engineering or similar Engineering Science is a benefit but not a requirement
5+ years of training and performance as a tradesman is a benefit but not a requirement

Proficient in Timberline a Plus but not required
OSHA 10/30 preferred
