Job Description

 

JOB OBJECTIVES:
Be an active member of the maintenance team by learning Davlyn Property
Management’s policy and acquiring skills. Through experience and training, the
Maintenance Technician should acquire all the skills to assume the Maintenance
Supervisor’s responsibilities. Maintenance Technician supports Maintenance
Supervisor.

 

SKILLS / KNOWLEDGE:
Basic working knowledge of grounds/common area maintenance, service requests and
preferred apartment preparation. Attend/Take all Davlyn Property Management’s
maintenance training. Painting make ready apartments. Touch up painting throughout
community.

 

EXPERIENCE:
One year with maintenance/porter experience in a professional setting preferred. High level of resident interaction. Customer Service skills essential. Desire and aptitude to learn new skills in the maintenance field.

 

ESSENTIAL JOB FUNCTIONS:
1. Clean up common Area and Grounds
a. Perform all work that produces clean, safe, and attractive common
areas, including pools, laundries, clubhouses, parking lots, etc.
• Cleaning and maintenance as directed by Maintenance
Supervisor.
b. Inspect all common areas and building systems continually.
• Report deficiencies to Maintenance Supervisor or Property
Director. Report liability and fire hazards as soon as possible.
c. Painting duties.
• Paint railings, fences, and curbs.
• Remove or paint over graffiti.
2. Service Requests
a. Perform all service in compliance with Davlyn Property Management’s
policy. Respond to all service requests within 24 hours.
• Per community standards. All work to be delivered in
compliance with Equal Housing Opportunity.
b. Review work by vendors.
• Report any unassigned work to Maintenance Supervisor or
Property Director.
c. Report deficiencies, unsafe conditions or community policy violations
to Property Director.
3. Preparing Apartments
a. Perform all work in vacant apartments as schedules.
• Per community standards. All work to be delivered in
compliance with Equal Housing Opportunity.
b. Review work by vendors.
• Report any unassigned work to Maintenance Supervisor or
Property Director.
c. Painting duties.
• Prepare apartments for painting including wall board repair,
removal of all hardware (handles and face plates) and masking
of areas to be protected.
• Apply company approved materials.
• Touch-up paint.
4. Maintenance Safety / Work Conditions
a. Keep paint and tools in safe and secure area.
b. Always close paint cans and clean up prior to leaving for the day.
c. Never allow unauthorized people in work area, maintain a safe and
quiet area while working.
• Report problems to Maintenance Supervisor.
