Job Description

Regional Manager Role:

The Regional Manager is responsible for the day-to-day success of the sites (properties) being managed by the company in a specific geographic region(s) and is primarily responsible for managing Site Managers. They are also responsible for ensuring the quality and longevity of the properties and overseeing the training and well-being of all site personnel (in their region(s)).

Primary Responsibilities:

Manage and oversee all field (on site) operations including property maintenance, capital improvements, rent collections, lease administration, budgeting and marketing.

Recruit and train new site personnel to achieve company goals and cultural norms.

Assist General Manager in performance reviews of Site Managers and assist Site Managers in performance reviews of Maintenance Technicians.

Establish an effective customer service system that manages and enhances customer satisfaction and provides proactive and respectful communications to current and future residents. The effectiveness is measured by increased retention, brand value, revenue and profitability.

Prepare annual budgets and income projections for properties in a timely and accurate manner.

Achieve annual performance goals for each property, i.e. annual budgets, strategic plans, and company culture.

Continually monitor marketing and performance data to effectively manage the health and progress of the assets.

Participate in planning and hands-on management/oversight for multiple projects simultaneously, including renovation and general maintenance of properties.

Conduct monthly site performance audits (in person) of properties under their management jurisdiction.

Oversee the development and implementation of marketing plans for existing and new properties in their jurisdiction.

Provide supplemental management on-site when needed.

Manage the compliance to federal fair housing and state and local housing laws and additional requirements including the training of on-site staff and quarterly updates to all personnel.

Be the active liaison with various legal and industry agencies in their jurisdiction.

Additional Performance Requirements

Continually model and implement company’s core values.

Willing and able to travel.

Willing and able to obtain any required licensing for the position.

Active involvement in the facilitation of quarterly training retreats.

Work Experience and Skills Required:

Bachelor's degree or equivalent level of education/industry experience.

Minimum of three years of site management experience in a primary role. Multi-site management experience preferred.

Must possess strong leadership and communication skills.

Must continually exhibit a proactive management style.

Must possess problem-solving skills and be capable of establishing corrective action.

Must possess effective time management methods with ability to prioritize what is important and to make and keep commitments.

Must maintain a working knowledge of current industry, state, and local housing requirements
