Salary: $100-130K DOE
We have an immediate opening for an experienced Construction Project Manager in a medium-sized growing Commercial Building Construction Company located in Colorado Springs. The successful candidate will have experience in managing commercial ground-up buildings between $8M and $20M over the past 8 years. Resumes must be accompanied by a project list with dollar amounts, dates and brief project descriptions.
Lead and manage the project management responsibilities for the entire project
Lead project team in problem-solving, conflict resolution and difficult negotiations
Monitor permits, materials, and the schedule to ensure the project team is planning ahead
Lead the project team in establishing a positive work environment that drives employee engagement and project results
Follow established guidelines and procedures to increase communication and overall efficiencies
Participate in the planning process by providing budget information to asset managers
Be responsible for meeting financial, budget, and forecasting objectives and requirements
Develop a bid list for assigned projects, analyze bids, and award project to a selected contractor(s)
Establish and monitor the construction schedule
Perform on-site inspections to ensure standards are met and construction adheres to plans and specifications
Track and monitor construction progress through site reports
Ensure positive coordination and liaison between contractor, purchasing and opening units
Obtain certificates of occupancy
Be responsible for meeting financial, budget and forecasting objectives and requirements
Ensure project costs are aligned with approved budgets; approve contractor invoices and change order requests
Ensure positive communication and team orientation with members of the Development Team
Attend work as scheduled to support the ongoing success of the company
Four-year bachelor's degree in construction management and/or education and experience equivalence.
Experience with hospitality, multi-family, mixed-use, healthcare, and commercial construction.
Strong knowledge of construction methods, building codes, and industry applicable safety requirements
Ability to read and interpret construction drawings and construction processes.
Professional with effective communication, negotiation, and problem-solving skills.
Computer Software requirements: Excel, Word, MS Project, Procore and Bluebeam is preferred.
Highly motivated with the ability to work independently and collectively as a part of a team.
