Looking to hire a qualified building engineer/maintenance supervisor to oversee the physical maintenance of a retail shopping mall in Chicago’s South Loop. This fast-paced job will require someone who has experience building and general trades.
Day to Day Job Description:Learn/operate our HVAC/chiller systemUnderstand the building operations (plumbing electrical, mechanical, lighting, sound systems, door systems, flooring, parking lot surfaces, etc.).Perform minor repairs and maintenance.Manage contracted services by developing scopes of work, requesting bids.Requesting bids, monitor performance per scopes of work and contractual agreements, assist with building a yearly budget and capex plan.Assist with managing janitorial, security staff and parking staff.Implement preventive, ongoing and anticipated maintenance/repair programs.Monitor tenant construction, purchase building and maintenance.Troubleshoot maintenance problems that arise and provide best course of action to remedy.Adhere to all safety practices and ensure compliance with codes and regulations.Knowledge of computer programs (excel, word, power point, email)Develop and manage the operation expenses at budget levelsAccurate budget preparation with an emphasis on minimizing expenses by efficient use of manpower and materialsAssist in monthly and quarterly ownership reportsPerform any other duties as required to successfully operate a regional shopping centerCoordinate the operational aspects of the property in a manner which protects, maintains and improves the value of the owners assetEducation and Qualifications:High School diploma or equivalent, 2-year Technical accreditation preferred7-10 years experience in property and/or facilities maintenanceValid driver’s license and clean driving record License required.Must have 2+ years of related supervisor experience.Good tenant relations. Be polite, courteous and helpful at all times.Professionalism at all timePossess a "can do" attitudeRequired Physical Demands:Able to participate in job walkthroughs which include climbing ladders, squatting and other similar physical demands; work requires ability to maneuver in confined spaces 10% of the time and the ability to perform duties at heights 10% of the timeWork requires walking or standing 85% of the time; 10 of walking is on uneven terrainAble to see, hear well (either naturally or with correction) and speak clearlyAlso includes: sitting, standing and bending; repetitive motions of hands and wrists due to frequent computer use Must be able to routinely lift up 25 pounds, with occasional lifting of 50-75 pounds Must be capable of working extended hour days when job/business needs demand
