International Project/Construction Management Firm is seeking a Project Director (“PD”) for the following locations:
- Honolulu, HI
Overview:
Construction Management & Development (CM&D) is looking for a highly motivated, innovative, construction & development professional to join our team. The ideal candidate will have 10-15 years of managing full cycle major commercial projects including healthcare construction, and business development in real estate capital markets in the United States; and a proven track record in both. In coordination with the Executive Team, the Project Director is responsible to oversee the project objectives and completion on time, on budget, and in conformance to CM&D’s project management methodologies and standards. The Project Director, working closely and in concert with the client, will serve in a key role directing day-to-day project and construction management responsibilities and will be instrumental to the successful development, implementation, and delivery of multiple projects. This role is responsible for identification and development of sales leads, owner contract negotiations, assisting in acquiring new business, as well as developing new proposals and presentations.

Essential Job Duties and Responsibilities
Responsible for overseeing day-to-day project activities. In coordination with the Executive Team he/she is responsible for analyzing, monitoring, and preparing cost exposure reports and cash flow projections, maintaining comprehensive budgets, monitoring and maintaining schedules.
· Manages daily staff assignments and participates in monthly staff meetings.
· Responsible for establishing and implementing a quality assurance and quality control program.
· Leads all project meetings.
· Prepares RFP/bid packages and manages the bid process
· Responsible for solicitation, evaluation and selection of the architect, other sub-consultants and the contractor/s.
· During the design management process, prepares estimates and value engineering analysis, peer reviews, and constructability reviews.
· Oversees the processing of submittals, requests for information, shop drawings, substitution requests, change proposals and change orders.
· Reviews and approves monthly payment requests, including lien waivers prior to certification by the Architect and payment by the Owner.
· Manages the preparation of daily and weekly reports, and prepares monthly reports that discuss, in detail, the status of the project.
· Works directly with Owner/Stakeholders of the project to ensure project objectives are met.
· Continually identify, build, and develop new client business within a vertical market by pursing business opportunities with strategic targets in key industries to generate new business opportunities achieving volume and gross profits goals. Deliver compelling calls and presentations to introduce CM&D capabilities and value proposition
· Negotiates and communicates complex concepts/business issues to a variety of audiences.
· Identify and evaluate current market conditions, new markets, partnership opportunities, competition and establish relationships through direct prospecting, networking, attendance and participation with various industry and professional groups and networking associations.
· Provides expertise and direction for the day-to-day management of proposals and bid packages in the development pipeline. Provides client specific opportunity assessment, market evaluation, market research, financial evaluation, and other marketing needs required throughout the proposal preparation and delivery process. Incorporates customer needs and input/feedback from both internal and external groups.
· Partners in conjunction with the marketing team to create effective marketing strategies to win in the marketplace, including market segmentation, value proposition development, technology positioning, pricing strategy, branding strategy, channel strategy and communications strategy development.
· Motivates others and provides leadership to accomplish team goals.
· Prudently manages resources within budgetary guidelines according to company policy and within ethical corporate governance guidelines.
· Demonstrates CM&D mission, vision, value statements, reputation, code of ethics, standards, policies, and procedures internally and throughout the marketplace.
Job Requirements:
· Completed Bachelor's degree.
· 10+ years managing full-cycle, large scale vertical and horizontal major hospitality, master planned residential, mixed use and healthcare construction projects
· 10+ years of demonstrated leadership and direct management of teams of more than 10 people including training, mentorship and evaluation
· 5-10 years Commercial Real Estate Capital Market, Construction Business Development in the United States of America; with at least 3-5 years demonstrated success in selling and developing new fee-based consulting business with revenues ranging from $5 million to over $100 million on projects ranging from $50M/EU to $2B/EU.
· Subject matter expert in at least two vertical markets: Healthcare, Education, Corporate/Office, Municipal, or Multi-Family Housing a must. Must be versatile to rotate to other vertical markets as business needs dictate.
· Demonstrated ability to successfully expand new business and grow existing business within a vertical market.
· Demonstrated knowledge of construction practices, RFP response preparation, team presentation preparation and execution, pricing, estimating, pre-construction and fee structure
· Engaging and highly effective interpersonal, communication and presentation skills that cultivate and grow lasting business relationships both internally and externally.
· Highly collaborative leadership style with the ability to respond quickly and effectively to ever-changing situations. Must possess the ability to coach, mentor and lead a diverse staff to deliver best in class services to our clients.
· Exhibit strong business acumen, skills and maturity and the ability to work effectively with others.
· Highly developed organizational and planning skills, time management skills and written/oral communications skills with the ability to communicate to a variety of audiences.
· Proven ability building strategic marketing programs/concept, and establishing profitable relationships with Senior Executives and decision makers at companies and organizations
· Proficient in Microsoft Word, Excel, Powerpoint, Outlook, Project, and Adobe Acrobat.
· Ability to travel as needed
· Fully COVID19 vaccinated as of first day of work
Preferred Qualifications
· MBA
· 10+ years substantial and broad business experience in large scale vertical and horizontal Major Commercial Real Estate Capital Market, Construction Business Development in Hawaii
