Job Description



Monitor, repair, clean and maintain building equipment, operating systems and common areas.
Perform repairs and train staff to do repairs to the condominium units and common areas, including plumbing, sewers and drain clearing, electrical repairs, minor touch up painting, light carpentry, and other items as required.

Understand and properly use household and industrial cleaning agents, boiler and other chemicals commonly used in residential complexes.

Understand and know how to properly use cleaning equipment, power tools, and hand tools.

Train staff in all areas of building cleaning, grounds maintenance and building maintenance.

Supervise all maintenance and janitorial staff in their performance of assigned duties. Work with and supervise contractors and vendors as assigned.

Maintain maintenance records both manually and in a computer format. Maintain inventories and maintenance records on supplies and equipment. Other duties as assigned by the property manager.


10 years maintenance experience in residential housing complex, commercial office building or health care facility.


∙ Knowledge of building cleaning, boiler operations, and closed loop chemicals.
∙ Knowledge of building and unit plumbing repairs and normal drain cleaning procedures.
∙ Ability to move a fully loaded one-yard trash container (estimated weight 600 lbs).
∙ Ability to work with arms overhead, at floor level, able to lift at least 100 pounds and climb ladders.
∙ Knowledge of electrical repairs to condominium units and common areas.
∙ Knowledge of lock repair and replacement.
∙ Ability to read, write, speak & understand English language.
∙ Understand maintenance of building equipment or systems standard to a high-rise property with low-pressure steam heating system.
∙ Provide hand tool necessary to perform assigned duties.
∙ Understanding of computerized control systems.
∙ Familiar with common computer programs such as Word, Excel and Access.
∙ Able to create and maintain computer maintenance logs and equipment data base information.


Must become or be member of SEIU Local #1 after the 31st day of employment.
