Job Description

I.- JOB DESCRIPTION.

 

To assist in all the activities for the company’s real estate development and construction projects. The company currently has 3 development projects that include; a 105-room hotel development project that is currently in the permitting phase and will be soon on the construction phase, a fueling station with Convenience Store and Quick Service Restaurant in Planning phase and another hotel project that will start planning phase in Q1 of 2022. Employee will help on other real estate development projects so they are developed correctly and in a timely manner. Assistant’s initial activities will include activities to bid the construction projects, ensure to obtain all construction permits required to start construction and activities to assist in the design phase of the other projects in pipeline. Assistant will have the opportunity to assist in negotiations with franchise companies, architecture firms, engineering firms and other service providers for the real estate developments and/or acquisitions. The job strongly depends on Project management skills, responsibilities and activities, and to other cost estimate and construction cost control duties.

 

II .- KEY RESPONSIBILITIES AND DUTIES.

 

- Perform analysis on different vendors of all the development process, including and not limited to, FF&E Vendors, OS&E vendors, technology providers, operations personnel, etc.

- To obtain proposals from vendors and providers of different types and in different stages of the developments.

- Comparison and evaluation of proposals.

- Procurement of services or products and supervision of such.

- Prepare construction bid documents and bid construction project to general contractors.

- Evaluate different construction companies and sub-contractors to invite to construction bids.

- Perform analysis and comparison for subcontractors and general contractors.

- Detailed analysis on costs comparison of proposals for construction work.

- Find details on exclusions and inclusions and level out the different proposals from different General Subcontractos and Subcontractors.

- To supervise activities performed by all crews and Personnel at the jobsite including Contractor, Subcontractors, Inspectors, Suppliers and others at the site.

- To assist in supervision of coordination of all groups at the site to assure a non -interrupted workflow and continuous progress of construction activities. Attend and/or guide necessary Coordination Meetings

- To continuously inform and Communicate Progress of the Works with a weekly report to management that includes: special key events, alerting attitude towards communication and coordination among all teams and groups.

- Identify potential project risks and develop mitigation strategies

- To assist to ensure all construction and FF&E comply with the brands standards.

- Evaluate all materials and analyze design for value engineering and cost reductions of future construction and development projects. Including supporting in systems and materials decisions.

- Revise architectural and engineering drawings of future real estate developments. Create reports with comments from received drawings.

 

 

III.- KNOWLEDGE AND SKILLS

 

- University Studies or bachelor’s degree, Civil Engineering or similar; Architecture or Similar; real estate development or similar; construction administration.

 

 

- At least 5 years of experience in development, construction or design development, if in hospitality it is preferred.

- Experience in bidding out construction projects in Florida Market.

- Excellent Communication and Coordination skills.

- Spanish speaking is preferred.

- Basic knowledge of Revit and CAD.

- Ability to work independently.

- Organizational skills are fundamental.

- Knowledge and Understanding of Construction Procedures, including Federal, City, and Municipal Codes and Norms for South Florida. Including having knowledge of the Hurricane code and the construction materials and methods for the area.

- Knowledge of construction bidding phases and construction costs optimization.

- Capable of Managing and supervising timeframes and critical path milestones for the development and completion of a construction project.
