Job Description

Looking for a motivated and dedicated Project Manager to join our team

Job Duties

  • Contract management/ change orders both client and subcontractor.
  • Manage manpower requirements.
  • Weekly financial forecasting cost analysis and management (dashboard)
  • Forecast client billing in conjunction with accounting – (present & review with client/collection)
  • Meets with clients reviewing progress and managing expectations- generate agendas and meeting minutes.
  • Procure subcontractors and services.
  • Negotiate with external vendors on contract agreements.
  • Obtain the appropriate permits and licenses from authorities for construction sites.
  • Coordinate product submittals and purchase product with the purchase order system through the Project Manager Assistant.
  • Ability to develop and maintain detailed project schedules.
  • Assist in estimating, scope of work and written proposals working with the estimator and design team as required.
  • Prepares punch walkthrough with client.
  • Manage as built documents and closeout process.
  • Manages warranty process.
  • Attends weekly/quarterly management and safety meetings.
  • This list in not all inclusive (Other duties as required)

Required Qualifications

  • Pass a background check.
  • Pass a motor vehicle check.
  • Pass a drug test.
  • Reliable transportation
  • Valid driver’s license
  • OSHA 30 required (Company will provide at no cost to candidate per company policy).

  • Sitting for long periods of time.
  • Working in an office setting, with necessary technology (computers, printers, fax machine, etc.).

Additional Qualifications/Skills/Abilities

  • Minimum of 10 years running projects over 150K (Residential and Commercial) as Superintendent.
  • Minimum of 3 years Project Management.
  • Normal business hours (Hours may vary due to project needs).
  • May have off hours or weekends as needed- flexibility required.
  • Self-motivated leader.
  • Excellent written and oral communication skills.
  • Ability to communicate effectively with clients, subcontractors, vendors, and trade personnel.
  • Personal commitment to team environment, client satisfaction and quality control.
  • Ability to effective lead and develop teams and multi-task several projects.
  • Capable of problem solving, decision making and recognizing project positive outcome as well as failure analysis.
  • Negotiating, persuasive and presentation skills.
  • Possess construction technical proficiency.
  • Understanding of building codes and design and construction technologies and jobsite management.
  • Ability to analyze and construct details as indicated on drawings and if necessary, procures new methods to implement the work.
  • Familiar with all phases of construction operations including project activities, engineering disciplines, construction technologies.
  • Understanding of risk management policies and procedures.
  • Computer skills- Excel, Word, Google, Bluebeam, and Microsoft Project.
  • High attention to detail- listening skills.
  • Timberline Software desired or equivalency.
  • Attend client open house and after hour business events as required.
  • Punctual.
  • PMP or an equivalent certification would be considered an asset.
  • ASHE Certification is a big plus, but not required.
