Job Description

 

Basic Function:  Under direction of the Director of Development and Construction, and in accordance with the company’s mission and values, coordinate the planning and execution of development, construction, and tenant improvement projects on behalf of CWD or affiliated entities.  The ideal candidate for this role would be able to manage a project budget while directing a team of subcontractors to meet schedule and quality expectations in the field.

 

Duties Include:

Manage Landlord Work & Tenant Improvement Construction Projects

  • Maintain database of construction costs in order to provide estimates for deal analysis purposes
  • Create construction cost estimates for deal analysis purposes and for inclusion in project development proformas
  • Coordinate design and budget with architect, tenant, and CWD Executive Team
  • Coordinate bidding and award process – pre-bid meetings, bidding, post-bid interviews and award recommendations for a variety of different contract types including CM contracts and direct subcontracts
  • Conduct value engineering exercises when necessary to meet landlord or client budgets
  • Communicate with tenant and property manager to ensure client satisfaction and proper internal coordination
  • Manage construction activities at job site – scheduling and logistics, quality control, budget management, safety and inspections
  • Maintain a tracking report of all project information for circulation to CWD team members on a weekly basis

Collaborate with Director of Development & Construction on all facets of development projects from concept through construction closeout

  • Assist with creation of the project plan, budget and schedule
  • Assist with bidding and managing construction projects
  • Assist with bidding and managing 3rd party consultant contracts
  • Support the project team by managing the overall development budget for project(s)
  • Participate in team meetings and assist with delegating responsibilities to the appropriate team member or consultants
  • Communicate with other CWD departments to ensure entire team is informed and prepared to complete their respective roles
  • Coordinating turnover to Property Management upon completion of project

Create/Maintain positive relationships with professional service and trade partners

  • Develop and maintain database of architects, general contractors, and subcontractors
  • Maintaining relationships with general contractors and construction management firms
  • Maintaining direct relationships with key trade contractors and material vendors

·Duties as otherwise assigned by the Director of Development & Construction or Managing Partners

 

Minimum Qualifications

5+ years experience as a superintendent or construction project manager

Construction Management (or related) degree a plus
