Job Description The Property Manager is responsible for providing business partners with top-tier customer service and excellence in management services. Real Property Management Vancouver/Authority relies on the Property Manager to demonstrate leadership and create trust with owners, tenants (both current and prospective), and other business partners. QUALIFICATIONS: One year experience or on the job training working in property manager with a portfolio of at least 125 properties preferred.
LICENSURE: State of Washington Real Estate Broker license required
Highly detail-oriented and organized in work
Strong analytical thinking and troubleshooting skills
Intrinsically motive to provide excellent communication and interpersonal skills with a customer service focus
Ability to act and operate independently with minimal daily direction from manager to accomplish objectives
Proficiency with Gmail and Microsoft Office applications
Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results
Good negotiation skills.
Knowledge of local area.
Competency and understanding of Washington State RCW laws and regulations, Fair Housing Act, and Anti-Discrimination Act.
Hands-on management of property portfolio
Management of Tenancy Applications and Agreements
Partnering with the Leasing Assistants to prepare advertisements for available rental properties
Maintaining regular, close contact with current owners.
Partnering with Maintenance Department to facilitate repairs and maintenance for managed properties
Partnering with Leasing Assistants to conduct yearly rental inspections of managed properties
Managing portfolio correspondence
Preparing rental arrears tracker
Executing appropriate actions against tenants in arrears
Communicating through written and verbal means and are accurately delivered/received in a timely, clear and appropriate manner so that owners/tenants/residents and/or RPMV/RPMA/THP staff have information to meet their needs.
Managing client insurance claims and payments
Auditing monthly and yearly rental statements
Performing rent analysis and negotiating rental increases as appropriate.
Conducting pre-vacating inspections
Preparing outgoing property condition reports
Entering management agreements/creating portfolios and properties
Attending and participating in office meetings
Attending and participating in training sessions as directed by the Manager
Adhering to all procedures required in this role.
Providing feedback for and participating in continuous improvement of procedures and processes
Other duties as assigned
