Job Title: Construction Project Manager

Department: Project Management Division

Reports To: Senior Project Manager & PM Lead

Location: Work Remotely

The largest technical assessment and property management company in the nation is in search of a Construction Project Manager that will be responsible for managing the overall direction, completion, and budget of each assigned retail project. This position will require a significant amount of travel throughout the United States. Company is searching someone who is highly motivated and excited about career growth opportunities.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Manage multiple projects and the development of each from beginning to end

· Facilitate the definition of project scope, goals, and deliverables

· Manage every aspect of the development process including consultants, general contractors, vendors, specialty contractors, budgets, internal departments, and developers

· Familiar knowledge of construction components, process, and methodologies

· Manage each phase of the project including entitlement, design, permitting, bidding, contracting, construction, store start up, store turnover, and project close out

· Plan and schedule project timelines

· Familiar with contract administration and change order review

· Quality control and assurance

· Budget development, forecasting, and management

· Web based project management

· Provide direction and support to the project team

· Present reports defining project progress, problems, and solutions

· Manage day-to-day activities for program sourcing and logistic requirements

· Expedite purchase orders to vendors working with internal client teams

· Manage delivery schedules and translate store requirements to available inventory

· Coordinate & communicate activities and schedules with all vendors and internal company team

· Manage inbound logistics and tracking process from Material Supplier to Distribution Center to Store

· Alert internal client team of lost or missing material items; monitor and drive sourcing issues to timely resolution

· Required to climb ladders during onsites to gain roof access.

· Ability to travel, on average, approximately 90% of time to client sites across the U.S. via plane and driving. Overnight stays away from home may be required.

· Due to the possession of special skills or experience, may be assigned to perform various types of services such as, but not limited to: facility condition assessments, structural, mechanical, civil, or environmental surveys; pre-construction document reviews; construction monitoring; desk reviews; report reviews; or document review. This position may also be assigned to provide training programs.

· Enhances professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in professional societies.

· Complies with federal, state and local legal requirements by studying new and existing legislation; anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action.

· Protects operations by keeping company information confidential.

· Delivers outstanding customer service through timely response and proactive solutions to clients needs.

· Demonstrates company's guiding principles in support of the company's strategic goals.

· Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of company's quality standards.

QUALIFICATIONS:

Education and Experience

· Degree in Construction, Architecture, or Engineering preferred

· Minimum of 3 years in retail project management or big box remodel projects.

Certificates, Licenses, Registrations

· Strong consideration will be given to those that are PMP and LEED certified

· Valid driver's license is required

· Personal credit sufficient to charge business travel expenses of up to $3,000 required.

Other Qualifications

· Must be able to work from a remote location

· Must be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport

· Ability to travel, on average, approximately 90% of time to client sites across the U.S. via plane and driving. Overnight stays away from home may be required.

· Must be able to meet the physical demands of the role.

· Ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection is essential to this position.

· Must have a cell phone and supply your own internet service.

· Establish and maintain effective working relationships with company employees and customers

· Proficient in all Microsoft Office applications with a strong emphasis in MS PowerPoint, Outlook, Word, and Excel

· Strong written and verbal communication skills

· Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently

· Excellent computer skills

· Must have a clean driving record
