Reports To

The Director of Purchasing will report to the Vice President of Operations.  Works laterally with the Director of Construction and Design Studio Manager.

Job Overview

Manages the purchasing, estimating, and design functions of the Company.  Works with construction management personnel to ensure that they receive the necessary purchasing, estimating, and design support.  Implements and manages software applications to maximize productivity.

Responsibilities and Duties

·         Serves as part of senior management team of the Company and assists in developing and implementing Company goals.

·         Ensures that cost of materials and labor is lowest possible for highest quality and fastest production pace.  Monitors lumber and materials price trends and secures long-term locks in pricing where possible and advantageous.

·         Keeps appropriate personnel apprised of costs and cost trends and recommends increases in product pricing.

·         Works with senior management team to set initial prices, costs, and budgets.  Provides purchasing/estimating information throughout the Company.

·         Generates revenues for the Company through manufacturer’s rebates, e-commerce initiatives, and group buying programs.

·         Manages the supply chain for the company and promotes efficiency and lower cost through electronic communication innovations.

·         Assist in trade capacity management.

·         Member of the production design team.  Recommends value engineering to minimize costs and maximize production efficiency.  Works with architects to provide accurate, useable plans.  Resolves design problems.  Provides periodic estimates of bricks and sticks for new product throughout the design process.

·         Ensures timely and efficient startup of new product.  Works with others to see that deadlines are met for product design, bidding, and budgeting. 

·         Undertakes continuous research and development of new products and ideas.  Explores new construction techniques and assists in implementation.  Keeps abreast through literature, contractors, suppliers, and customer feedback.

·         Attends industry seminars and conferences to learn about new software and system applications.

·         Conceptualizes the design of Sapphire system needed to facilitate the operation of the Company.  Works with others to research and recommend appropriate new software and hardware.

·         Ensures the proper professional development and training for all subordinates and develops a master training schedule for the year for construction employees.

·         Sets accurate standard specifications for each trade and is responsible for generating spec and bid guidelines for each new community with input from relevant construction personnel.

·         Supervises and completes bidding for all projects including base houses and all elevation and standard options in a timely fashion to meet project start dates.  Performs accurate take-offs and estimates in order to secure competitive bidding and contact negotiation.  Working towards unit priced bidding.

·         Negotiates and administers contractor contracts and any changes thereto in conjunction with construction personnel.

·         Responsible to develop and maintain purchasing procedure.

·         Assist in recommendations and changes to all working drawings in the field.  Trades and vendors have up-to-date plans.

·         Provides accurate purchase orders to field personnel, keeps database current and correct, and ensures vendors understand the system.  Facilitates correction of errors in purchase orders to ensure timely release.  Reviews and initials all purchase order variances. 

·         Works with marketing department to produce options catalog and brochure floor plans and specifications for each Community.

·         Interprets building code changes and determines their impacts on project construction techniques.

 

Qualifications

·         Minimum 15 years working in homebuilding production and purchasing

·         Requires good working knowledge of job cost system software

·         Strong proficiency in Excel, and Word

·         Excellent written and verbal communication skills

·         High degree of accuracy and orientation to detail

·         Ability to multi-task

·         Strong decision making and negotiating skills

·         Demonstrated ability to deal with people and meet deadlines

 

Preferred Qualifications

·         Bachelor’s Degree in related field desired

·         Minimum of 5 years of purchasing/inventory management experience required

 

Eligible for Incentive/Bonus Plan in addition to annual salary

Pay depends on experience, education, and background.
