Position Overview

The Facilities Director oversees the full maintenance operations of approximately 1,155 apartment homes, two parking garages, and extensive grounds. Responsibilities include service calls, vacant unit turnover, preventive maintenance and repair of building equipment, capital improvements, other major repairs, and all other aspects of the full maintenance operations of a large residential community.

Duties & Responsibilities of the Facilities Director:
  • Supervise and lead all engineering and maintenance processes and operations of a portfolio of high-rise apartment buildings
  • Track expenses and oversee the budget for maintenance and upkeep of the community
  • Maintain all equipment and machinery to ensure it meets working standards
  • Plan and facilitate all preventative maintenance programs with mechanical, electrical, HVAC, plumbing, fire, life-safety,generators, security, access control, BMS, and vertical transportation systems
  • Manage all facility related utilities (gas, electric, sewer, water, phone and internet)
  • Responsible for sustaining peak operating efficiency for all property components regarding equipment uptime and energy usage
  • Create and implementing maintenance procedures
  • Reinforce monthly staffing schedules to ensure 24/7 emergency coverage
  • Manage ongoing development efforts and skill building/learning initiatives for assigned personnel
  • Lead, motivate and train a large team of employees and vendors
  • Plan and manage all repair and installation activities
  • Oversee the make-ready team to ensure all vacant homes meet company standard and are 100% ready for new residents
  • Manage all service requests and emergency calls
  • Ensure the team has the tools, knowledge, resources and direction to complete all service requests within company standards
  • Conduct regular inspections of the facilities to detect and resolve problems
  • Complete monthly, quarterly and annual preventative maintenance and inspections
  • Ensure all department workers adhere to the safety policies and procedures
  • Assign repair schedules and evaluating repair costs
  • Create scopes of work and collect proposals for any work needed within the community
  • Manage service contracts to ensure all work is scheduled throughout the year
  • Negotiate all contracts to ensure most competitive pricing
  • Document and prepare daily progress reports and maintenance logs
  • Oversee equipment stock and place orders for new supplies when necessary
  • Respond to all emergency situations (fire, evacuation, equipment failure etc., customer concerns and reports of potential liability or safety hazards
  • Oversee all maintenance programs relating to interior and exterior conditions and appearance of the community
  • Proactively manage insurance exposures at the property ensuring that all life safety systems throughout the asset are operating as designed
  • Protect, maintain and improve the value of the owner's asset

Requirements of the Position of Facility Director:
  • Prefer 5+ years of leadership and experience overseeing the maintenance and facility operations of a large residential or hospitality asset.
  • Previous construction management is a plus
  • Two or more years of hand-on experience with heating and cooling systems
  • Requires experience with plumbing, electrical, appliance, painting, general upkeep and preventative maintenance of the community
  • Working knowledge of architectural, electrical, and mechanical systems, contracts, and related documents
  • Microsoft Office Suite, Outlook, intranet/ internet savvy
  • Hire, train and manage a large team
  • Must conform to all city, state, and federal license and certification requirements
  • Requires ability to work varying shifts, weekends and holidays as needed
