Job Description Summary Bella Villa’s Senior Project Manager will be responsible for overseeing all phases of residential construction from initial design, budgeting, on-site construction to completion. Daily duties include managing day-to-day field operations and scheduling of multiple residential construction projects, coordination of vendors and trades, maintaining effective communication between the General Contractor, client, and all members of the design team to ensure that the project is constructed in a manner and to a level consistent with expectations set forth in contract documents. The Senior Project Manager must have an extensive working knowledge of safe construction practices.

An ideal candidate must be able to accomplish the aforementioned tasks while fostering a positive work culture, facilitating problem solving and resolving conflict constructively while performing the work in a timely and cost-effective manner. Salary commensurate with experience. Primary Responsibilities The primary responsibilities for this position are as follows but not limited to: Review of design documents and submittal process Developing pricing, estimates and obtain proposals for projects from Subcontractors and ultimately contracting with Subcontractors for the Scope of Work Managing the day-to-day field activities to ensure that the project milestone dates, and overall schedule completion date are met. Creating full project schedules and short-interval look-ahead project schedules that ensure that upcoming events are communicated, tracked and are being proactively attended to avoid potential schedule delays and issues. Creating and maintaining a culture that values safety, health and cleanliness Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with industry best-practice standards and installed in a workmanlike manner. Establishing and maintaining all dimensional controls for the project using a ‘build to plan’ approach and to include the use of third-party survey and layout personnel when appropriate. Obtaining all permits and required inspections and ensuring that the quality aspects of the physical work are fully documented. Ensuring all aspects of the project are compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place (HOA requirements, water / sanitation regulations, etc.) Administering client specific programs, such as CQC, Safety, OSHA, Environmental Stewardship, etc. Conducting and/or participating in all project meetings, including pre-construction, progress and other project meetings with Client, Design Team, Subcontractors and staff. Managing budget cost controls, including the monitoring of self-performed activities to ensure that work is being performed within the established project budget. Managing changes in project scope and change order process to ensure clear and consistent communication with all parties involved. Managing a project and vendor punch list and project closeout process to assure timely completion. Maintaining daily paperwork such as site reports, schedule updates and E-mail correspondence including utilizing UDA Construction Suite, and MS Office Suite. Providing timely and cordial interaction with supporting work groups. Directing and managing work loads of supporting staff to include training, mentoring and follow up while participating in and encouraging staff to seek out life-long learning opportunities and professional development.
