Job Description

We are seeking an experienced and reliable assistant manager for our apartment community in Wichita Ks.  In this position you will be responsible for assisting in managing the properties including all day to day activities, tenant qualification, resident relations, rent collection, leasing, marketing, working with maintenance staff to maintain property, information management and reports. 


  • Marketing of property to community, showing property, processing of resident applications,
  • Effective management of income and expenses of property to maximize net income
  • Compliance with Section 42 housing guidelines and file management
  • Ensure all physical aspects of the property are at all times fully functional and maintained
  • Input and management of all financial and resident records, including all Section 42 requirements via professional software applications
  • Frequent interaction with residents, proactively responding to their needs to build resident relationships and retention
  • Working with governmental agencies to ensure property meets or exceeds required standards
  • Monitor and enforce resident lease obligations
  • Communicate effectively with staff and contractors to help maintain positive interaction and response from residents and surrounding community
  • Assistance with hiring, training and reviewing of staff
  • Assistance with budgeting


  • Minimum 2 years apartment community work experience
  • Experience with Section 42 property management
  • Low Income Housing Tax Credit (LIHTC) certifications a plus
  • Experience with professional property management software such as Yardi, OneSite or other is preferred
  • Flexible schedule (nights and weekends) in order to handle management of property as needed
  • Strong ability to plan and organize time, multitask and accomplish tasks and adapt to changing environment
  • Diplomatic skills to diffuse crises and manage challenging residents
  • Ability to communicate professionally and effectively with other staff, residents and owners
  • Working knowledge of Excel, Word
