Project Manager – Window and Glazing Contractor - Salary Range 80-100k - Frederick, MD

  • Our Client specializes in sales, consultation, design, engineering, field-testing, installation and quality customer service of pre-glazed window products.
  • They are looking for a Project Manager who will be charged with the responsibility for the complete and satisfactory execution of the entire project.

Job duties include but are not limited to the following:

  • Complete review and understanding of shop drawings, scope of work, and budget for proper execution in the field at time of project assignment.
  • Establish the schedule for procurement of materials manpower and all materials required for the job.
  • Ensure materials, labor deliveries are aligned with project schedule and work with vendors/subcontractors/internal labor to finalize and execute on time execution. 
  • Coordinate with customer to manage schedule, lead times, delivery logistics. Identify any scheduling conflicts proactively and work with client to maintain accurate expectations and deliverables. 
  • Manage and utilize jobsite personnel including Foremen, Direct and Sub Labor, etc. to ensure proper staffing on each jobsite is adequate for management of job requirements.
  • Apply and execute proper look ahead on all jobs to ensure released (or non released) materials are accurate to measurable locations as early as are available. 
  • Apply all QC requirements to projects including QC Testing, photo documentation, etc. as is required by company policy.
  • Have strong understanding of job site plans, conditions, and product. Apply this understanding to problem solve all job site related issues as they occur and lead to proper solutions.
  • Utilize Company Productivity Software on company issued Tablets to keep required documentations and ensure jobsite foreman and staff are utilizing same software to always maintain up to date information accessible to management.
  • Create and deliver material schedules for consumables such as anchors, sealants, flashings, etc. and provide information to Purchasing Manager for issuance of POs and proper inventory to maintain schedules. 
  • Manage the suppliers and subcontractors’ schedules and quality of work in coordination with other trades where required.
  • Provides monthly input with the accounting department from Schedule of Values established by Preconstruction to ensure billing aligns with monthly material and labor executed on site.
  • Identify changes of scope and the cause of change. Issue change orders as appropriate based on this information.
  • Be thoroughly familiar with the requirements of the contract thereby identifying changes, conflicts, etc., that are beyond the scope of company’s responsibility.
  • Review and approve subcontractor and supplier invoices. At approval, provide direction to finance where invoices are to be costed per the budget. 
  • Monitor actual vs. estimated cost for all line items and inform management of any issues and problems related to estimated cost proactively.
  • Manage Field Installation Team to meet established quality standards and installation productivity to meet or exceed the schedule.
  • Prepare daily reports, job dairies, narratives, and all other regular and special documentation as determined by company and by the project needs. Ensure all reports are executed in the company productivity software to maintain efficiencies across all jobs.
  • Interface and provide solutions with COO to address issues that impede Safety, Performance or Quality onsite.
  • Manage and ensure all Safety requirements are met for entire team including Subcontractors.
  • Other duties as assigned.

Compensation: Base salary range is $80,000 - $100,000 a year
