Description: Accounting role within the Design, Construction and Development teams
Responsibilities: Tracking design, construction and development costs of assigned projects and properties, including budgeting and forecasting, providing timely and accurate management and financial reporting, and assisting in the audit/review process.
Construction Management
Track consulting and construction contracts, including change orders and re-allocations.
Communicate with vendors and maintain vendor information on file.
Process contractor requisitions for payment.
Prepare monthly loan requisitions.
Update regional 10-year capital budget schedules.
Prepare monthly project status reports
Assist in the review, approval and processing of architect. engineer and contractor invoices.
General Accounting
Ensure invoices are recorded correctly in the accounting system
Review and analyze general ledgers for respective projects and properties, process adjusting journal entries, calculate monthly accruals and update balance sheet support schedules.
Prepare wire transfers to external vendors and intercompany entities.
Financial Reporting
Prepare monthly and quarterly reporting packages for assigned projects / properties and the region package for the corporate office.
Prepare monthly cost variance analyses and monthly balance sheet analysis.
Assist with debt reporting and analysis required for any refinancing and/or building appraisals.
Forecast and Budgets
Prepare quarterly forecasts, invoicing of operating expenses recoveries, C.P.I. adjustments and security deposit transactions.
Preparation of annual budget package, detailed variance analysis, and balance sheet analysis.
Audit
Prepare detailed year-end financial reconciliations, analyses and working papers.
Provide supporting documentation and assistance to internal / external auditors, as needed.
Education: BS/BA degree in Accounting or another quantitative field; CPA preferred
Technical Skills:
Knowledge of US GAAP (specifically, real estate)
Minimum three years of public accounting and /or commercial real estate project accounting experience preferred
Strong analytical ability; detail oriented with strong initiative and analytical skills.
Well organized; self-starter, able to handle multiple priorities
Ability to work independently or as part of a team in a highly deadline driven environment.
Understanding of construction and property management in relation to financial accounting, recoveries, budgeting and forecasting
Advanced proficiency in MS Excel and MS Word; Experience with YARDI a plus
