Apartment Maintenance Technician

AGM Management is seeking a mid-level/experienced apartment maintenance technician for its affordable housing community in Columbia, SC. The ideal apartment maintenance technician would be someone with experience in apartment/residential maintenance or related fields. The technician must be professional, organized, detail-oriented, and self-motivated. They must be able to perform all aspects of apartment maintenance, including all responsibilities identified below. All apartment maintenance technicians must have a valid driver's license, reliable transportation, and a willingness to commute to and from work regularly.

Work Location: Palmetto Terrace Apartments - 3021 Howell Ct., Columbia, SC 29203

• Prepare vacant units for market, including painting, drywall, carpentry, and general repairs.
• Perform routine repairs, including plumbing, HVAC, carpentry, appliance, electrical, painting, and drywall.
• Obtain bids from vendors for routine work and order shop materials.
• Perform routine inspections and preventive maintenance.
• Perform on-call emergency work as required (on a shared basis).
• Prioritize and organize work orders, capital improvements, and vacant units.
• All other relevant job duties as assigned by on-site and regional management.

Employment Requirements:

• Valid driver's license and reliable transportation
• Must own and be able to use basic tools required for the job
• Lift/move up to approximately 75 pounds, with or without reasonable accommodation
• Must be able to work on feet for 8+ hours per day
• EPA, OSHA, or related skilled trade certifications (HVAC 608 EPA-universal preferred**)
• 3-5+ years of residential/apartment maintenance experience
• HVAC experience installing and troubleshooting common issues
• Plumbing and electrical troubleshooting experience
• Advanced carpentry skills and ability to install and maintain doors, windows, wood siding, drywall, and cabinets
