Job description

Weyerhaeuser's Strategic Land Solutions teams work together to maximize the value of every acre of Weyerhaeuser's ownership through end-to-end portfolio management. As a natural outcome of our large and diverse portfolio of timberland, portions of our land have the potential for generating value above timber production. Strategic Land Solutions teams are responsible for capturing value through acquisitions and divestitures of real estate and development assets, construction materials, and by creating value through renewable energy and other natural climate solutions.
Specifically, the Land Asset Management (LAM) team identifies and, in conjunction with other Strategic Land Solutions functions, realizes value premiums above timberland through the sale of properties for recreation, development, conservation, and other higher-and-better-use opportunities.
The Land Asset Management team is looking for a Land Asset Manager in the Arkansas-Oklahoma Region. This role is ideal for a forward-thinking, results-oriented professional responsible for maximizing the value of a diverse land portfolio. You will play a critical role in building and executing proactive land asset management strategies while developing strong, positive partnerships with internal and external stakeholders.
The ideal candidate enjoys collaboration, is self-driven, and excels at solving unstructured problems. They appreciate building consensus across business lines, can influence others without direct authority, and are willing to make tough or unpopular decisions when appropriate. Strong critical-thinking skills and the ability to identify, analyze, and monitor trends affecting real estate markets are essential for success in this role.
This position reports to the Sr. Director-Land Asset Management and will be based in De Queen, Arkansas, or Broken Bow, Oklahoma.
More specifically, in this role you will have the opportunity to:
  • Engage in strategy development and planning for Asset Value Optimization (AVO), collaborating closely with Timberlands operations and other Strategic Land Solutions functions.
  • Build short- and long-term plans to deliver business objectives and annual sales targets.
  • Develop and manage a portfolio of land listings to capture market opportunities and maximize portfolio value.
  • Leverage a best-in-class third-party brokerage network to execute asset plans.
  • Evaluate and negotiate offers on listed and unlisted properties, balancing market conditions, risk, and long-term portfolio value.
  • Manage the disposition process end-to-end, including negotiating deal terms and securing required internal approvals.
  • Partner with Weyerhaeuser's in-house legal team to generate sales contracts aligned with approved business terms and conditions.
  • Collaborate with Finance, Development, Energy & Natural Resources, Business Development, Natural Climate Solutions, and third-party consultants to ensure accurate valuations and optimal execution strategies across asset types.
  • Develop productive working relationships with conservation organizations to facilitate transactions.
  • Coordinate with local and state governments, engineers, surveyors, planners, and other stakeholders on access, zoning, and planning matters.
  • Manage complex and evolving real estate markets within the region, including Hochatown.
  • Maintain and strengthen community relationships with key stakeholders.
  • Build and nurture relationships with tribal partners, including the Choctaw Nation of Oklahoma.

Qualifications
  • Bachelor's degree in Business, Forestry, Real Estate, Engineering, or a related discipline.
  • Five (5)+ years of progressively responsible professional experience in a related field; advanced degree preferred but not required.
  • Results-oriented and highly organized, with the ability to manage multiple programs and processes.
  • Demonstrated financial acumen to evaluate alternative land-use scenarios.
  • Strong negotiation and influencing skills across multiple business lines.
  • Excellent verbal and written communication and presentation skills.
  • Ability to build trust and cultivate collaborative internal and external relationships.

What We Offer:
Compensation: This role is eligible for our annual merit-increase program, and we are targeting a salary range of $117,008-$178,774 based on your level of skills, qualifications and experience. You will also be eligible for our Annual Incentive Program, which offers a cash bonus targeting 20% of base pay. Potential plan funding may range from zero to two times that target.

Retirement: Employees are able to enroll in our company's 401k plan, which includes a paid company match in addition to our annual contribution equal to 5% of your base salary.
Paid Time Off or Vacation: We provide eligible employees who are scheduled to work 25 hours or more per week with 3-weeks of paid vacation to use during your first year of employment. In addition, after being employed for six months, eligible employees begin to accrue vacation for future use. We also recognize eleven paid holidays per year, providing a total of 88 holiday hours and paid parental leave for all full-time employees.
