POSITION PURPOSE
We have an immediate opening for an experienced Self-Storage Maintenance Technician with excellent janitorial skills at three of our locations. The ideal candidate will be an independent, self-starter who has a minimum of 2+ years of maintenance or janitorial experience with strong multitasking abilities. The Self Self-Storage Maintenance Technician is responsible for general maintenance, grounds keeping and the cleaning of storage units in preparation for rental. The Self-Storage Maintenance Technician must have reliable transportation and insurance. This role also includes snow removal responsibilities.

SELF-STORAGE MAINTENANCE TECHNICIAN JOB RESPONSIBILITIES:
  • Perform routine, preventive, and emergency maintenance throughout the property
  • Troubleshoot and repair issues related to plumbing, electrical, HVAC, carpentry, gates, roll-up doors, roofing, and general property upkeep
  • Perform minor repairs including changing light bulbs, replacing door latches, and repairing gate controls and roll-up doors
  • Prepare vacated units and make ready for new tenants
  • Perform lock cuts in preparation for unit auctions
  • Maintain the cleanliness, appearance, and safety of the property, including common areas, walkways, and dumpster enclosures
  • Perform groundskeeping duties including mowing, trimming, weed control, debris removal, and snow removal as required
  • Conduct regular property inspections and identify maintenance needs before they become larger issues
  • Coordinate and oversee outside vendors and contractors performing maintenance or repair work
  • Maintain inventory of maintenance supplies, tools, and equipment
  • Complete work orders, service requests, and maintenance records accurately and timely
  • Follow all company policies, safety standards, and Fair Housing regulations
  • Assist with special projects and other maintenance-related duties as assigned

SELF-STORAGE MAINTENANCE TECHNICIAN QUALIFICATIONS:
  • Willingness to work respectfully with people of diverse backgrounds
  • 2-3 years of general maintenance experience required
  • Experience with building maintenance systems, including basic plumbing, electrical, HVAC, and carpentry repairs preferred
  • Snow removal equipment experience required, including snow blowers, plows, loaders, or similar equipment
  • Experience with self-storage facilities, gate systems, roll-up doors, or U-Haul operations preferred but not required
  • Ability to work independently with minimal supervision
  • Strong troubleshooting and problem-solving skills, particularly in maintenance and emergency situations
  • Outstanding time management and organizational skills
  • Ability to manage multiple projects and priorities simultaneously
  • Willingness to work outdoors in all weather conditions, including rain, snow, heat, and cold
  • Ability to lift and carry up to 50 pounds
  • Valid driver's license and satisfactory background check required
  • Must be available for on-call emergency maintenance and reachable by cell phone, including occasional evenings and weekends
