En que consiste este trabajo:
El Tecnico de Mantenimiento realiza mantenimientos de rutina, reparaciones y mejoras en propiedades de bienes raices comerciales para garantizar instalaciones seguras, funcionales y bien mantenidas. Este rol practico requiere habilidades versatiles para atender diversas necesidades de mantenimiento mientras apoya al equipo general de administracion de instalaciones en el cuidado de propiedades y la satisfaccion de los clientes.
Tus tareas diarias incluiran:
- El personal de mantenimiento es responsable de mantener, reparar, proteger y embellecer distintas areas de la facilidad en interiores y exteriores.
- A su vez, ejecutara trabajos en pintura, trabajos menores de carpinteria, plomeria, pisos, techos, puertas, y ventanas.
- Realiza tareas de mantenimiento, limpieza y reparacion de la facilidad bajo la direccion del supervisor y/o lider de grupo.
- Implementa tecnicas de reparacion y pintura de paredes en interiores y exteriores.
- Movimiento de muebles, equipos, y estantes del area de trabajo.
- Instalacion de accesorios, esquineros, cuadros, cortinas, pizarras, letreros, alfombras.
- Lavado a presion de superficies exteriores, aceras, y areas adyacentes de los edificios.
- Utilizacion de herramientas manuales y equipos portatiles.
- Manejo de equipos elevados como "aerial lift", "scissor lift" segun sea necesario para tareas de limpieza y mantenimiento.
- Instalaciones y reparaciones de pisos de interior.
- Realiza tareas simples de plomeria.
- Asiste en tareas del personal tecnico mecanico segun sea necesario (como funcionamiento de puertas, cortinas de aire, aires acondicionados).
- Levanta peso de hasta 50 libras, usa escaleras portatiles, sube escaleras fijas para acceder a otro nivel del edificio, accede a los techos y areas mecanicas y de utilidades de la facilidad.
- Documenta en computadora las ordenes de trabajos en los sistemas de informacion requeridos (CMMS) - Maximo o su equivalente.
- Otras funciones y tareas asignadas segun sea requerido por el supervisor y/o lider de grupo.
- Recibe entrenamientos contantes para desarrollar el trabajo de forma segura.
Demandas Fisicas y Ambiente de Trabajo:
- Ambientes de trabajo interior y exterior en diversas condiciones climaticas.
- Levantamiento, carga y movimiento frecuente de herramientas y materiales hasta 50 libras.
- Subir escaleras, trabajar en alturas y acceder a espacios confinados.
- Permanecer de pie, caminar, arrodillarse y gatear por periodos extendidos durante reparaciones.
- Destreza manual para trabajo detallado con herramientas de mano y equipos electricos.
- Exposicion a polvo, humos, quimicos y diversos materiales de construccion.
- Potencial para horarios irregulares incluyendo llamadas de emergencia y trabajo de fin de semana.
Calificaciones Requeridas:
- 1 a 2 anos de experiencia en tareas relacionadas a mantenimiento general.
- Competencia con herramientas de mano, herramientas electricas y equipo de diagnostico basico.
- Aptitud fisica para realizar trabajo manual y trabajar en diversas condiciones ambientales.
- Capacidad de documentar ordenes de trabajo en computadora.
- Potencial de trabajar en horarios extendidos segun sea necesario.
- Destreza para trabajar en altura ("aerial lift"), acceder a techos usando escaleras fijas, trabajar en aereas de posible ruido y cambios en temperatura.
- Buena comunicacion, atencion al detalle, adaptable a los cambios.
