What this job involves:
As a Senior Electrician at JLL, you will serve as a technical leader and hands-on expert across a geographic territory, ensuring the safe, reliable, and efficient operation of electrical systems in commercial buildings. You will perform advanced electrical installations, preventive maintenance, and repairs while also coaching and developing maintenance teams to uphold JLL's exceptional standards. This dynamic role combines technical expertise with leadership responsibilities, directly contributing to client satisfaction and operational excellence across multiple facilities.
What your day-to-day will look like:
  • Perform electrical installations, preventive maintenance, and repairs on commercial buildings and building systems including HVAC, lighting, emergency power, transfer switches, UPS, generators, and building automation systems
  • Evaluate, train, teach, and coach Lead Engineers, Facility Engineers, and Maintenance Technicians as requested by supervisors
  • Identify and implement operations, maintenance, and repair strategies to ensure safe, reliable, and efficient electrical equipment within the territory
  • Execute JLL quality control audits and inspections throughout the territory and provide deficiency reports to supervisors
  • Provide technical assistance, training, and support in advanced electrical maintenance, repair, installation, and troubleshooting
  • Perform hands-on repair and maintenance work on mechanical, electrical, plumbing, building automation systems, card access systems, door and gate systems, and various other property maintenance tasks
  • Assess customer needs, meet quality standards for services, and evaluate customer satisfaction in accordance with service principles
  • 1. VFD (Variable Frequency Drive) Troubleshooting
  • Identify Fault Codes: Check the display for codes like OC (Overcurrent), OL (Overload), or UV (Undervoltage).
  • Check Input/Output Power: Measure line-to-line voltage to ensure input power is balanced within 5%. Use a clamp meter to measure output current to the motor.
  • Check Diode Bridge/IGBTs: Use a multimeter in diode mode to check the DC bus positive and negative terminals against the input (R,S,T) and output (U,V,W) terminals to identify failed input bridges or output transistors.
  • Inspect Environment & Cooling: Clean air filters and ensure cooling fans are operational.
  • 2. Overload Relay Troubleshooting
  • Check Settings: Confirm the overload relay setting matches the motor's FLA (Full Load Amperage) listed on the nameplate.
  • Check for Nuisance Tripping: If the relay trips immediately, it may be set too low or not properly sized.
  • Inspect Physical Condition: Check for burned or damaged terminals and loose wiring connections.
  • Reset Procedure: Allow the motor to cool down, then press the reset button. If it trips immediately again, troubleshoot the motor or load.

  • Ohming (Continuity & Resistance): Use a multimeter to check the resistance between phases
  • Readings should be equal.
  • Meggering (Insulation Resistance Test):
  • Safety: Disconnect the motor from the VFD to avoid damaging it.
  • Procedure: Connect one lead of the Megger to the motor frame (ground) and the other to each phase one-by-one
  • Results: A low reading indicates degraded insulation or moisture, signifying a ground fault (GF).
  • Common Fixes: Adjust acceleration/deceleration times (too fast causes overcurrent), tighten connections, and check for high ambient temperatures.

Required Qualifications:
  • At least 3 years of experience in the building maintenance industry
  • High school diploma or GED
  • Knowledge and experience with CMMS, BMS, and Fire Life Safety systems
  • Proficiency with Microsoft Office Suite
  • Hands-on skills and knowledge to complete electrical repairs and maintenance on commercial buildings and systems
  • Comprehensive knowledge of safe work practices, especially regarding energized work, working at heights, and confined spaces

Preferred Qualifications:
  • Knowledge with VFD installation & Programing
  • Experience with lighting, emergency power, automatic transfer switches, UPS systems, generators, and vertical transportation systems
  • C-2 Electrical Contractor License
  • Has familiarly in laboratory clean room environment
  • Knowledge of building automation systems and card access systems
  • Experience in training and coaching maintenance personnel
  • Familiarity with quality control auditing and inspection processes
  • Customer service experience with ability to assess needs and evaluate satisfaction
  • Knowledge of commercial building envelope systems, grounds, and parking lot maintenance
  • Experience with troubleshooting and repair guidance for maintenance teams

Location: 6995 Longley, Reno Nevada
Work Shift: M-F 8 to 5pm ( on-call duties every 4 weeks)

Estimated compensation for this position:
85,000.00 - 95,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
