JOB SUMMARY

The Maintenance Technician is responsible for performing maintenance and other duties to ensure the preservation and upkeep of the building, fixtures, and residential spaces.


CLASSIFICATION: Full-time, Hourly/Non-Exempt


SHIFT: Monday- Friday, 8am-5pm, May be scheduled for morning, afternoon, or evening shifts during the regular workweek and on weekends. This position is responsible for the emergency phone.


COMPENSATION: $20-$22 per hour DOE (eligible for monthly commissions)


ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Respond to resident/management service requests for occupied and vacant rental units.
  2. Repair/replace appliances, plumbing, and air conditioning/heating/electrical systems as needed.
  3. Repair/replace apartment materials and perform maintenance requests.
  4. Identify and perform routine preventative maintenance assignments.
  5. Inspect and repair vacant units and prepare for move-ins.
  6. Work on-call as scheduled, weekend shifts, and overtime as necessary and pre-approved by the Maintenance Supervisor or Property Manager.
  7. Perform tasks and operate machinery in a safe manner and in compliance with safety procedures.
  8. Complete grounds work, such as grounds pick up, sweeping, and light landscaping.
  9. Perform other duties as requested to support property operations.

Requirements

EDUCATION AND/OR EXPERIENCE

Required

  • High school diploma or GED.
  • Minimum two years' general residential maintenance experience, preferably at a LIHTC property.
  • Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
  • Certifications/licenses as required by local, state, or other regulations.
  • Must have reliable transportation, maintain auto insurance, and have a valid driver's license.
  • Strong communication and customer service skills.
  • Ability to work on-call as scheduled and work weekends and after hours as necessary.
  • Must be able to pass a background and drug screen.

Preferred

  • Bilingual or multilingual skills.
  • Pool Certification.
