Job description

Director of Asset Management / Acquisitions

(Commercial Properties)

Overview

Work with property management, accounting, and ownership to implement investment strategy, oversee reporting, and manage acquisitions/dispositions. Primary responsibility includes investor communication and execution of key asset management processes.


Core Responsibilities / Deliverables

Year-End / Annual

  • YE Valuations & Net Equity Statements
    • Coordinate with CEO to confirm year-end valuations (based on budgets)
    • Prepare and distribute Net Equity Worksheets via AppFolio Investment Manager
  • Annual Budget Process
    • Work with property management to complete budgets
    • Work with Director of Commercial Real Estate to review and finalize all budgets
    • Distribute budgets, along with high level notes, to select investors
  • Distribution Schedules
    • Update master distribution schedule (after budgets are completed)
    • Circulate budgeted distribution schedules via AppFolio to certain investors
  • Annual Materials
    • Update brochure


Quarterly / Ongoing

  • Quarterly Reporting
    • Coordinate with property management to prepare quarterly reports
    • Review financials and budget vs. actuals
    • Work with Executive Administration to distribute reports
  • Quarterly Distributions
    • Review cash flow and confirm distribution amounts
    • Communicate any changes/variances to investors
  • Investor Communication
    • Provide ongoing updates on urgent matters to investors (outside of quarterly reporting)
    • Respond to investor inquiries as needed


Leasing & Operations

  • Work with property management and brokers on
    • New leases, Renewals, and Lease negotiations
    • Review and Approve major Capital Expenses/TI work


Acquisitions / Dispositions

  • Assist with underwriting and evaluation of new deals
  • Manage due diligence process
  • Coordinate with legal counsel through closing
  • Work with Director of Commercial Real Estate, property management, and accounting on offboarding dispositions and onboarding/transitioning new acquisitions  


Financing / Lender Coordination

  • Manage refinancing and loan payoff processes
  • Respond to lender requests and reporting requirements


General / Other

  • Conduct property site visits
  • Maintain relationships with brokers
  • Coordinate across property management, accounting, and ownership
  • Continue to look for ways to improve processes but utilizing AppFolio and AI
  • Complete any tasks assigned by the CEO, as necessary.
