Role: Onsite Assistant General Manager

Location: Richmond, TX 

Community: Del Webb Sweetgrass

Pay Range: $70,000 – $80,000 per year (depending on education and experience)

Job Type: Full Time

Typical Schedule: Monday- Friday 8:00 AM- 5:00 PM

Role Summary

The Assistant General Manager serves as the second-ranking management professional within the Association and assists the General Manager in administration, operations, maintenance oversight, governance, financial management, and resident services.

This position reports directly to the General Manager and works closely with the Board of Directors, department managers, residents, vendors, and administrative staff. 


Responsibilities

Leadership and Community Operations
  • Assist the General Manager in daily administration and operations
  • Serve as Acting General Manager when designated
  • Coordinate operational initiatives and departmental activities
Board Governance and Administrative Support
  • Prepare Board packets, notices, and meeting materials
  • Attend Board, annual membership, and committee meetings
  • Maintain corporate records and governing documents
Compliance Administration and Architectural Review
  • Conduct community inspections and manage compliance tracking
  • Administer architectural review applications and approvals
  • Coordinate homeowner appeals and compliance hearings
Maintenance and Facilities Oversight
  • Assist with oversight of common areas, amenities, pools, and facilities
  • Coordinate preventative maintenance programs and inspections
  • Monitor maintenance performance and work orders
Vendor and Contract Management
  • Track contract renewals and vendor performance
  • Solicit bids and prepare bid comparison analyses
  • Maintain vendor records and insurance certificates
Financial Administration
  • Review and code accounts payable transactions
  • Assist with budgets, financial reporting, and reserve planning
Risk Management and Insurance Administration
  • Assist with insurance programs, claims management, and incident reporting
  • Support risk management and safety initiatives
Knowledge, Skills, and Abilities
  • Strong leadership, customer service, and communication skills
  • Knowledge of HOA governance and Board operations
  • Ability to interpret financial statements and budgets
  • Strong organizational and project management abilities

  • Minimum two years of HOA management experience
  • Minimum two years of administrative or management experience
  • Ability to interpret financial statements and budgets
  • Valid driver’s license and reliable transportation
Preferred Qualifications
  • Bachelor’s degree in Business Administration, Public Administration, Community Association Management, or related field
  • CMCA, AMS, or PCAM credentials preferred
  • Experience in active-adult or large-scale HOA communities

Physical Requirements

  • Ability to sit for prolonged periods at a desk and work on a computer.
  • Ability to occasionally stand, walk, bend, or reach as needed.
  • Ability to lift or move objects up to 10–15 pounds (e.g., files, office supplies).
  • Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment.
  • Visual acuity to read printed materials, spreadsheets, and computer screens.
  • Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings.
  • Ability to work in a standard office environment with moderate noise levels.
  • Ability to work a standard schedule, with occasional extended hours as required.
