Real Estate Investment & Operations Consultant (1099)


Project Overview:

We are seeking a high-level Real Estate Investment & Operations Consultant to lead the financial and operational modernization of our growing portfolio. Currently utilizing Buildium, we are looking for an expert to evaluate, implement, and manage a more sophisticated software stack (e.g., AppFolio, Yardi, and Argus) to support our acquisition and asset management goals.


Scope of Services (Deliverables):

As an independent partner, you will provide the following expert services:

Software Migration & Implementation: Lead the transition from current systems to advanced platforms (AppFolio/Yardi) to automate bookkeeping, reporting, and maintenance workflows.

Full-Cycle Investment Underwriting: Build and maintain sophisticated valuation models (utilizing Argus Enterprise) for new acquisitions and portfolio "hold-sell" analyses.

Financial & Asset Management: Establish rigorous "Budget vs. Actual" reporting and high-level financial analysis to optimize Net Operating Income (NOI).

Operational & Property Oversight: Serve as the primary lead for property operations, including tenant relations, lease administration, and vendor contract negotiations.

Strategic Bookkeeping: Overhaul and manage the general ledger, rent collection, and accounts payable/receivable using best-in-class real estate accounting standards.


Requirements & Qualifications:

Platform Expertise: Proven track record of implementing and managing Argus, Yardi, and AppFolio in an institutional or high-growth environment.

Strategic Vision: Ability to advise leadership on which software tools best fit specific asset classes (Residential vs. Commercial).

Business Structure: Must operate as a registered independent business entity (LLC or Corporation).


Experience: 5+ years of combined experience in real estate investment analysis and property operations.
